If we analyse the current situation in Singapore, right now real estate developers are very sensitive in terms of prices and some are even giving star buy promotions.
In fact, we shared with one of our clients recently, that we should actually be THANKFUL that our government had implemented a few rounds of Cooling Measures (Eg. TDSR, MSR, SSD and ABSD)
Because of these measures, home owners have higher holding power and are definitely more resilient to risk factors. Just compare this situation to the SARS period and the Global Financial Crisis where home owners were more exposed to over-leveraging and other risks.
So where is the opportunity in all of this?
Imagine that the property you intend to buy is like an air ticket to your preferred country now and the airline company is the developer.
Being in a restrained flying period, would this air ticket be priced cheaper now?
And our question to you is this – Would you dare to buy?
When everything recovers and businesses are operating as usual. People will instinctively rush to resume purchasing. Do you think the airline company will still sell you as cheap?
Just imagine not being able to travel for holidays for such a long time!
Wouldn’t you also want to travel once everything goes back to normal?
Of course, we are not saying that you should just rush in blindly to buy but rather if you have done the necessary risk analysis and have the right holding power…
